1. Is the layout DTCP approved, and can I see the approval number? Any developer should be able to produce this without hesitation — treat reluctance as a red flag, not a formality.

2. What's actually built on-site right now, versus planned? Roads, compound walls, street lighting and water infrastructure are either there or they aren't. A layout plan showing amenities "coming soon" is a different investment than one where they're already standing.

3. Is the title clear, and has it been legally verified? Ask for the title documents and, ideally, have your own advocate review them rather than relying solely on the seller's assurance.

4. Is the plot eligible for a home loan, and with which banks? Loan eligibility is a practical proxy for how clean a layout's paperwork is — banks do their own due diligence before financing a purchase, which works in a buyer's favor.

5. How far is it, realistically, from where I'll actually need to go? A location's "minutes to Chennai" figure often assumes light traffic and a specific route. Ask about proximity to the nearest railway station, bus stand, hospital and school specifically, since those are the trips that happen weekly, not occasionally.
