What to Look For: Vetting a Villa Plot Purchase

Beyond the paperwork, there are physical details about a plot and its layout that are best checked in person, on a site visit, rather than taken from a brochure. Here's what's worth walking the layout for.

Road width and plot position. A plot fronting a wider internal road, or a corner plot with frontage on two sides, generally offers more flexibility for construction and access than an interior mid-block plot — worth factoring into which specific plot you choose, not just which layout.

Elevation and drainage. Walk the plot itself, not just the entrance. Low-lying corners of a layout can be more prone to water pooling during heavy rain; a slight natural elevation, or visible drainage infrastructure, is worth noting on the visit itself rather than assuming it's fine.

What's actually built, versus rendered. Compare the layout plan against what's physically standing — roads, compound wall, street lighting, the entrance arch. A plan and a finished layout should match; if amenities shown on a brochure aren't visible on the ground, ask directly what stage they're at.

Facing and orientation. North-facing, East-facing and corner plots are commonly preferred in Tamil Nadu for a mix of practical (sun exposure, ventilation) and cultural reasons; if orientation matters to you, confirm it against the actual layout plan rather than a verbal description.
