Remote Purchase: A Step-by-Step Guide for NRIs

Published 8 July 2026 · VIP Housing and Properties

Buying property in India from abroad is more routine than it used to be, but it still helps to know the sequence up front. Here's how an NRI buyer typically works through a plot purchase at Growth Town without needing to be in Chengalpattu for every step.

1. Initial enquiry and virtual walkthrough. Reach out by phone, WhatsApp or the contact form on this site; photos, video walkthroughs and the approved layout plan can cover most of what an in-person visit would, though a visit by a trusted family member or friend before booking is a reasonable extra step.

2. Set up an NRE or NRO account, if you don't already have one. Property payments from abroad typically route through a Non-Resident External (NRE) or Non-Resident Ordinary (NRO) account rather than a regular foreign account; a bank familiar with NRI transactions can confirm which applies to your situation.

3. Execute a Power of Attorney. A specific POA, naming the plot and the person authorized to act for you in India, is what lets someone sign documents and complete registration on your behalf. See our separate guide on POA for the details of getting this executed correctly.

4. Confirm the plot, pricing and paperwork remotely. DTCP Approval No. 140/2025, RERA Registration No. TNRERA/35/LO/3821/2025, and the specific plot's documentation can all be shared and reviewed digitally, ideally with an advocate of your choosing looking them over.

5. Complete the sale agreement and registration. Your POA holder handles the physical signing and registration steps in Tamil Nadu; you retain copies of everything digitally and in the original once available.

The mechanics take a little more coordination than a purchase made in person, but none of it requires guesswork — VIP Housing and Properties works with NRI buyers regularly and can walk through each step by phone or WhatsApp before you commit to anything.
